Project Objective: Develop a mixed-use commercial and residential property on an existing lot owned by the project sponsor.
Project Description: The project sponsor currently owns a lot with an existing home on a quarter piece of a 0.5 acre lot near downtown Fort Myers. The home will need to be either moved or demolished to make way for the development of a mixed-use commercial and residential property. The objective is to maximize the use of the lot and create a profitable investment opportunity.
Project Scope:
- Complete a proforma analysis to determine the financial viability of the project
- Conduct research and identify potential vendors and project team members, including a land surveyor, architect, general contractor, real estate lawyer, finance/lender, supplier, etc.
- Develop detailed design plans and obtain necessary permits and approvals
- Manage the construction process to ensure completion within budget and on schedule
- Market and lease the commercial and residential spaces
